The Gia Lai Provincial People’s Committee has approved a plan to auction land use rights for the project, which will be developed on a site spanning more than 9,641 square metres in Cat Tien commune.

The land is bordered to the north, south and east by the Trung Luong Tourist Area, while a newly completed coastal road lies to the west. The road has completed site clearance work but has yet to be equipped with infrastructure.

The entire site has been designated for commercial and service purposes. The State will lease the land through a one-time payment arrangement with a 50-year land-use term granted via public auction.

Planned as a rest stop serving both local residents and tourists, the project will feature a landmark structure, a refreshment and souvenir service area, a 313.6-square-metre public restroom facility and a sea-facing observation bridge between four and 12 metres wide. The bridge is designed to preserve unobstructed sea views while allowing passage underneath.

Provincial authorities said investors must satisfy requirements on financial capacity and development experience. Bidders must demonstrate equity capital equivalent to at least 20% of the project’s total investment value and show prior involvement in at least one similar development project, including tourism areas, urban zones or residential complexes.

The project is scheduled for completion within 24 months from the date land lease approval is granted by competent authorities. Investment preparation procedures must be completed within a maximum of eight months.
